A month can bring more new listings without making every property move quickly. New-listing count measures additions during the month; days to pending measures the median time for listings that reached pending status.
A property-specific comparison still matters
Condition, price, ownership structure, location and buyer pool can produce a result unlike the city median. Buyers should not assume a longer citywide pace guarantees availability, and sellers should not assume every properly positioned home will take 77 days.
Method and limits
The report uses exact August observations from two Zillow downloads. The August 2026 download differs from some values shown on Zillow’s current local page, so this report labels and uses the downloadable series consistently rather than blending the two presentations.
