Use the series as citywide sales context, then replace it with matched recent sales for the property type, location, ownership interest and condition under consideration.
- Keep the median separate from Zillow Home Value Index, which is a modeled typical-home value measure.
- Do not relabel the city series as North Kona, a resort, a luxury segment or a neighborhood.
- Do not infer individual-home appreciation from two monthly medians.
