It is an index built from property-level Zestimates, not a median of that month's closed sales. Zillow defines for-sale inventory as unique listings active at any time during the month.

Inventory rose much faster than the value index

From August 2021 to August 2026, inventory increased from 147 to 398 listings. Over the same dates, ZHVI increased from $693,072 to $874,964. Most of the five-year value gain occurred before the latest year; the index was down 0.6% from August 2025.

This is evidence of a larger citywide selection than five years ago, not proof that every property type has the same supply. Condominiums, detached homes, leasehold interests, resort properties and individual price ranges can behave differently.

How to use the report

  • Buyers can use the inventory series as context for how much choice may exist before narrowing to an exact property type and location.
  • Sellers can use the flatter one-year index as a reminder to compare against current competing listings and recent matched sales.
  • Both sides should keep asking prices, closed-sale prices and estimated values separate.

Method and limits

KE Team Hawaii selected Zillow's single Kailua-Kona city row and compared exact August month-end observations for 2021 through 2026. The downloadable files do not provide a transaction sample size for ZHVI or an underlying property list for the inventory counts. Zillow may revise historical series. This analysis does not represent North Kona, the Kohala Coast, any resort, any luxury segment or an individual property.
