Hawaii County recorded 316 new listings, 275 pending listings and 1,387 active listings in August 2026. Compared with August 2025, new listings rose 16.2%, pending listings fell 7.7% and active listings rose 22.6%.
The five-year contrast is larger: pending listings fell 55.9% from August 2021 while active listings rose 218.1%.

The flow measures need to stay separate
New listings are additions during a month. Pending listings are properties in pending status. Active listings are properties available during the month under Realtor.com’s definition. The counts overlap in market process but are not additive categories.
The broad county signal
More active supply alongside fewer pending listings supports a looser countywide listing environment than in August 2021. It does not identify demand, months of supply or conditions in any individual district, resort or price range.
Method and limits
The report uses six Realtor.com rows for FIPS 15001, each with quality flag zero. Provider revisions are possible. The comparison is descriptive and does not claim that new-listing volume caused the pending decline.
