What Hawaii County Listing Counts Actually Mean

In August 2026, Realtor.com reported 316 new listings, 275 pending listings and 1,387 active listings in Hawaii County. These are related market-flow measures, not three buckets that should be added together.

New listings measure additions

The new-listing count tells us how many listings entered during the month under the provider’s methodology. It does not say how many remained available.

Pending and active describe status

Pending listings have moved toward closing; active listings remain marketed under the provider’s definition. A lower pending count alongside a larger active count supports a broader supply imbalance, but not its cause.

Do not turn the counts into an unsupported rate

A valid months-of-supply or absorption calculation needs a compatible sales flow, period and definition. These three aggregate counts alone do not supply that denominator.
