The latest matched August moved lower on both measures, while the five-year price-per-square-foot comparison remained materially higher. That is a countywide listing observation, not proof of appreciation or a closed-sale trend.
Method and limits
KE Team Hawaii filtered Realtor.com’s county file to FIPS 15001 and selected August 2021 through August 2026. All six rows have quality flag zero. Asking prices do not establish sale prices or an individual property value.
