Hawaii County’s median listing price per square foot was $500 in August 2026. That is 29.9% above August 2021, but it is still an asking-price statistic across a large and varied county.

Square footage does not normalize everything

Two homes with the same interior area can differ in land, view, elevation, condition, permitted improvements, ownership structure and community amenities. A county median cannot price those differences.

Use it as a screening measure

Price per square foot can help flag listings that deserve a closer look. The next step is a matched comparison within the same property type and location, not a countywide multiplication exercise.

Asking and sold measures differ

The Realtor.com series measures listing prices. It should not be presented as a closed-sale value or blended with a sale-price series without clear definitions.
