The July 2026 median sale-to-list ratio was 96.55%, and 72.73% of sales closed below list price. Neither statistic means every buyer should offer 3.45% below asking.
A median is not a rule
Half of observed ratios sit on either side of the median. The public aggregate does not show condition, competition, concessions, financing, price changes or the original list price.
Start with the property
Build an offer around matched sales, current competing listings, time on market, disclosures and the buyer’s alternatives. Use the citywide ratio only as background.
Above-list and below-list shares add context
The 15.15% above-list share shows that some July 2026 sales still exceeded list price even while most closed below it. A broad market can contain very different micro-markets.
