The number of price-reduced Hawaii County listings rose to 352 in August 2026, while the reduced share eased to 17.72%. The difference shows why a count without its market denominator can mislead.

The denominator changed

Active listings also rose materially. More total reductions can coexist with a slightly lower reduction share when the available listing pool grows faster.

A reduction is an outcome, not a diagnosis

The aggregate does not reveal whether a listing started too high, changed condition, faced new competition or followed a planned pricing strategy.

Use current property evidence

Sellers should compare showing feedback, online engagement, days on market, competing listings and matched sales before changing price. Countywide frequency is context, not a prescription.
