How to Read Hawaii County Inventory and Pending Activity

Hawaii County had 1,387 active residential listings and 275 pending listings in August 2026 in Realtor.com's county series. The resulting pending ratio was 0.198, far below 1.428 in August 2021. That is a broad change in supply relative to pending activity, not one label for every local market.

What the pending ratio says

Realtor.com calculates the pending ratio by dividing pending listings by active listings. A lower ratio means fewer pending listings relative to the visible active supply. It does not measure months of supply, and it should not be substituted for a local absorption calculation.

In August 2021, the county series showed more pending listings than active listings. By August 2026, there were about five active listings for every pending listing. The comparison supports a broad shift toward more selection and less pending activity relative to supply.

Days on market and price reductions add context

Median days on market increased from 45 in August 2021 to 86 in August 2026. The price-reduced share increased from 7.83% to 17.72%. Those measures suggest that a larger share of sellers encountered a longer or more price-sensitive listing process than five years earlier.

The latest year is not one-directional. Active listings rose 22.6% from August 2025, but median days on market improved from 92 to 86 and the price-reduced share eased by 0.59 percentage points. Broad supply increased while those two performance measures improved modestly.

Why county data must stay county data

Hawaii County includes very different locations, property types and price ranges. A county total cannot establish the conditions for Kailua-Kona, North Kona, the Kohala Coast, Hilo, a resort, a luxury segment or a condominium complex. It is useful as an outer frame, followed by a matched local comparison.

Practical use for a buyer or seller

  • Buyers can ask how many truly comparable alternatives are active and how long they have been available.
  • Sellers can compare their property against current competition before treating the county median list price as a benchmark.
  • Both sides should distinguish an asking-price reduction from a closed-sale discount.
  • Property-level condition, rights, financing and insurance remain outside these county statistics.
