Hawaii REALTORS reported a 10.79% year-over-year increase in the August single-family median and a 22.02% decline in the August condominium median. The year-to-date medians were much steadier: up 0.71% for single-family homes and down 0.79% for condominiums.

The gap between one month and the year-to-date period is a reminder that a short window can be influenced by which properties closed. The association totals cover the entire island and should not be relabeled as Kailua-Kona, Kona, resort, luxury or neighborhood results.

One month and eight months tell different stories

August single-family sales declined from 166 to 153, while the median rose from $523,500 to $580,000. Condominium sales declined from 37 to 32, while the median fell from $572,500 to $446,450. Those are small monthly counts compared with the year-to-date totals, so the mix of properties closing in August can move the median sharply.

Through August, single-family sales were 1.33% below the prior-year period and the median was 0.71% higher. Condominium sales were 2.80% lower and the median was 0.79% lower. The longer window supports a much steadier island-wide reading than the monthly price changes alone.

What this report can and cannot answer

The report is useful for broad Hawaii Island context and for separating single-family homes from condominiums. It cannot establish the market for North Kona, the Kohala Coast, a resort, an oceanfront segment, a price band or a particular property. Those decisions require matched local sales and current competing inventory.

Method and limits

KE Team Hawaii transcribed the Hawaii County rows from the official one-page August 2026 statewide statistics report and independently checked the reported percentage changes against the 2026 and 2025 counts and medians. The association states that the information is reliable but not guaranteed and is for informational use. Medians describe the middle sale in each reported group, not the appreciation or depreciation of the same properties.
