
Step 6: Home Inspection & Due Diligence
Once escrow opens, the Inspection Period typically begins, lasting around 14 days. This critical contingency period allows you to thoroughly inspect and investigate the property. Based on the results, you’ll have several options: move forward by removing the inspection contingency, negotiate repairs or price adjustments, or cancel the transaction and receive a full refund of your deposit.
We coordinate a general home inspection as a starting point and, if needed, arrange specialized inspections for mold, asbestos, lead, sewer, soil, structural issues, electrical systems, pools, roofs, AC units, Solar PV systems, and plumbing. We’ll review all findings with you in detail, empowering you to make informed decisions at every step.
Additional ContingenciesBeyond the inspection, other key contingencies include financing, termite inspections, HOA documents, seller disclosures, and title reports. We’ll guide you through each one, addressing any concerns promptly to ensure you have all the information needed to proceed with confidence.
